Delightful cottage with lots of character, which has been lovingly restored and tastefully decorated.
Well-equipped and comfortably furnished throughout.
Situated in quiet part of village yet only 5 minutes’ walk from sea front, beach, local shops & restaurants.
Picturesque surroundings with wonderful views from property.
Ideal base for walking, golf, fishing, adventure activities, horse riding, bird watching etc. Also in the area are narrow-gauge railways, Portmerion village, and castles at Criccieth, Caernarfon & Harlech. The Centre for Alternative Technology is also nearby.
Sleeps 5 - 3 double bedrooms (one king size bed & 2 doubles)
1 bathroom (with over-bath shower)
Well-equipped kitchen with twin-oven Belling electric stove, dishwasher, fridge-freezer, washing machine & microwave.
LCD TV with Freeview, BT Vision & DVD player

Cottage has on street parking nearby (not guaranteed) and a parking pass (for one car) for either of the two Aberdovey 'Pay & Display' car parks.
Visit Wales grading – Four stars
Usual change-over day for weekly stays is Saturday. Normal arrival time is after 4.00pm & departure is by 10.00am

ACCOMMODATION:
FRONT GARDEN TERRACE
Pretty, sunny front terrace with tables and chairs. Beautiful views of estuary and hills. Wonderful for sitting out at any time of the day. Mains motion sensor lighting plus solar lights at front of cottage.
GROUND FLOOR
Open plan living/dining/kitchen areas. Tastefully furnished with comfortable seating for six. Wall mounted heaters in living and dining area plus Dimplex log burner effect fire in living room. See above re. TV etc. Dining table also seats six. High chair with safety harness provided. Kitchen very well-equipped with twin-oven Belling electric stove, dishwasher, fridge-freezer, washing machine & microwave. Also has toaster, kettle, cafetiere, vacuum cleaner.
Outhouse with automatic washing machine, iron & ironing board. Rear yard with attractive pots planted with flowers and culinary herbs.
STAIRCASE UP TO FIRST FLOOR
Stairs straight and even. Optional pressure mounted child safety gate provided for use at top or bottom of stairs.
FIRST FLOOR
Two light and attractive double bedrooms (one with king sized bed). Ample hanging space and drawers provided. Wall mounted heater in each bedroom and storage heater on landing.
Modern bathroom with power shower over bath, heated towel rail, electric heater and shaver-socket.
SECOND FLOOR
Delightful loft bedroom with double bed, wardrobe and chest of drawers all in matching pine. Large velux skylight in roof. Storage heater. NB ceilings sloping and low in places.
PLEASE NOTE that the stairs leading up to this room are steep and narrow (42 cm wide) so will not be suitable for all. Because stairs are steep, it’s advisable to descend as on a ladder. Also, because of the velux window, this room is not suitable for young/unsupervised children (even though there is a safety bar fitted across the window). There is a gate fixed to the bottom of the stairs which can be secured by parents.
REAR PATIO GARDEN
Recently landscaped using beautiful Welsh slate. Patios on two levels with stunning views over the Dovey (Dyfi) estuary. Garden areas creatively designed and planted with aromatic flowering plants and medicinal herbs which have been carefully chosen to maximise pollination. Garden furniture (three tables and ample seating for you and your guests). Garden trays, cool box, ice packs and picnic-ware all provided. Motion sensor lighting over access steps to garden and on upper patio. Solar lighting in garden.
PLEASE NOTE: Access to the rear garden is via steep steps. Even though the steps are fitted with sturdy handrails on both sides, THESE STEPS MAY NOT BE SUITABLE FOR ALL. Elderly visitors or those with walking difficulties will need to be accompanied on the stairs, as will young children. Having said that, please note that one regular visitor, who is in her 80s and walks with a stick, considers the supervised ascent to be well worth the effort!
Also, the garden has safety railings and handrails, however, because of its elevated position; there are steep drops beyond some of the railings. For this reason, THE GARDEN IS NOT SUITABLE FOR UNSUPERVISED CHILDREN.

Unspoilt beaches, rolling surf, inviting pubs and cafes, friendly locals, and the benefit of excellent transport links ....what more could you ask for!

The views from a particularly beautiful rear garden are truly spectacular...a hills and seaside panorama.
